About L&K Design
An interior architecture and design studio for healthcare, behavioral health, senior living, sports and data center facilities. We plan the space, design it, document it for construction, and stay through opening day.
What interior architecture means here
Interior architecture sits between architecture and decoration. It is the work of reshaping the inside of a building: where walls go, how ceilings step, where light falls, how a reception desk meets the floor.
Most interiors projects split that work across several firms: a space planner, a designer, a furniture dealer, a signage vendor. Every hand-off is a chance for the budget or the schedule to slip. L&K Design brings those pieces into one studio with one set of drawings.
The result is a space that works on the first day and still works years later, because the plan, the finishes and the furniture were designed together.
How a project runs
The standard phases of an interiors project. Smaller projects combine some of them; we tell you which ones apply in your proposal.
- Programming
Interviews, staffing, room needs, safety requirements and growth, written down and agreed before anything is drawn.
- Schematic design
Space plans and a concept direction, with early budget guidance.
- Design development
Finishes, lighting, millwork and furniture worked out in detail and priced.
- Construction documents
The drawing set your contractor prices and builds from, and the permit set for the city.
- Bidding & procurement
Contractor pricing reviewed side by side; furniture and fixtures ordered and tracked.
- Construction & opening
Site visits, submittals, punch list, furniture install and the final walk-through.
Four rules for every project
A beautiful finish cannot fix a bad plan. We settle how the space works before we choose what it looks like.
Our documents are written for the people who price and build them: clear, coordinated and complete.
We price as we design, so the drawings you approve are the drawings you can afford.
The studio that drew the space walks the punch list and places the last chair.
